OUR FEES – Our fees for Residential Real Estate/Mortgage Transactions
If you are purchasing a house: For a single family residence of not more than a purchase price of $900,000.00, our fees for a purchase transaction are $900.00* fees plus HST plus the estimated disbursements (not including title insurance) which would be approximately $450.00 to $800.00, depending on a couple of factors, like where your property is located and who your mortgage company is, etc. This fee includes the placement of one mortgage. Our fee for review of the Agreement of Purchase and Sale is also included provided it is not a rush.
If you are a first time home buyer, which means that you have never owned a home, anywhere, at any time, or you were never married to someone who owned a home while married to them, then you are allowed up to a maximum of $4,000 instant refund on the land transfer tax payable. If you are taking title with another person, and they are not first time home buyers, then only you are entitled to a percentage of the refund in accordance with the percentage that you hold title… i.e. joint tenants you would get 50% credit, if say you are 99% and your parent is on title for 1% to assist you in getting a mortgage, then you would only get 99% of the refund.
Some other costs to expect when you purchase might be for:
- A Home Inspection Report, (approx. $300 to $600)
- Adjustment costs for things the person selling has or has not already paid for like the realty taxes on the property, or to fill a fuel oil or propane tank if applicable
- The bank will most likely require an appraisal and there might be a fee for that (approx $300 to $500)
- If your mortgage is insured by the CMHC/Genworth, the premium for that will be added to the mortgage, however you will need to pay the PST on that premium;
- There will most likely be hook-up charges and possibly deposits, for the utilities.

If you are selling your house: Our fees for a sale are $700.00* fees plus HST plus the estimated disbursements of approximately $300.00 to $550.00.
If you are re-mortgaging the house you already own: Our fees for placement of a financial institutional mortgage are $500.00* plus HST plus the estimated disbursements which would be approximately $300.00 to $500.00, not including title insurance. Our fees for placement of a private mortgage are $550.00* plus HST plus disbursements. If there is a transfer of title involved (adding or removing a spouse or parent) then there is an extra fee of $100.00 plus HST added and as well there would also be further disbursements incurred.
Disbursements are out of pocket expenses for searches, registrations, courier charges, certified cheque/wire/EFT charges, office supplies, etc. and vary depending on where the property is located, who your lender is and other incidents that may be specific to your property.

Wills:
Seniors: $370.00 + HST each;
Non-Seniors $400.00 + HST each;
Power of Attorney:
Seniors: $105.00 + HST each;
Non Seniors: $120.00 + HST each;
Living Will:
Seniors: $105.00 + HST each;
Non Seniors: $120.00 + HST each;
Package Discount (for all three):
Seniors – $570.00 + HST each;
Non Seniors: $630.00 + HST each
***PLEASE NOTE that there will be $100.00 per person deposit required at the time of taking instructions for the Wills and Powers of Attorney.
FOR NOTARIZING DOCUMENTS (where the documents are already prepared for signature): $70.00 plus HST
TREVOR OWEN (FOR FAMILY LAW)
Trevor Owen’s Hourly rate is $425.00/hour + HST but effective January 1, 2019 it rises to $450.00/hour + HST
Drafting a Separation Agreement, Cohabitation Agreement or Prenup Agreements: $2,000.00 if it takes 4 hours or less in total. If it takes more than 4 hours, then the hourly rate applies + HST + Disbursements.
Independent Legal Advice on Separation Agreements: Minimum $750.00 + HST and if longer than 1 hour the hourly rate + disbursements + HST.
EVGENY PARMUT (FOR FAMILY LAW, ESTATES LITIGATION, SMALL CLAIMS)
One-hour initial consultation – $250.00 (Inclusive of HST and Disbursements).
Evgeny Parmut Hourly rate is $275.00/hour + HST effective July 1, 2021
UNCONTESTED DIVORCE
$1,550.00 for an Uncontested Divorce* (block fee – includes HST and all disbursements)
*only for divorces within Simcoe County
